Construction to start soon on Irving Music Factory overhaul

The operators of Irving’s Toyota Music Factory aren’t wasting any time on planned renovations.

Irving’s city council last month voted to spend $30 million to overhaul the six-year-old entertainment complex in Las Colinas. The money will be used to make improvements to the central plaza and remodel performance areas and storefronts in the retail, restaurant and performance center.

A unit of New York-based Brookfield last year took over operations of the city-owned Music Factory located between State Highway 114 and Las Colinas Boulevard.

The complex includes a 4,000-seat indoor concert hall, an 8,000-seat outdoor amphitheater, 206,756 square feet of retail and restaurant space and a 100,000-square-foot office building. There’s also a movie theater.

The city and Brookfield say the project has never operated at the level originally planned.

Now work is scheduled to start next month “remodeling multiple restaurant tenant storefronts and patios,” according to planning documents filed with the state.

Arkansas-based Design & Construction Integration LLC is designing the makeover, which is scheduled to be completed later this year.

The storefront upgrades are just the first phase of the Music Factory renovations. The entertainment and retail project originally cost $180 million to develop.

The city hoped the development would bring new activity to the area of Las Colinas’ Urban Center, which includes the Irving Convention Center and Westin convention hotel.

Last year, the Music Factory hosted 167 live performances, according to the city.

The entertainment center is across the street from where construction is underway on a half-billion-dollar Irving office campus for Wells Fargo.
