$3 billion community planned for former Wade Park site in Frisco

The project will be centered around a park from the designers of Klyde Warren Park in downtown Dallas.

A $3 billion, 112-acre community is in the works for the prominent defunct Wade Park site in Frisco, developers confirmed Wednesday.

Plans for The Mix at Dallas Parkway and Lebanon Road in Frisco include 3 million square feet of housing, about 2 million square feet of office space, 375,000 square feet of retail and two hotels, the development team said. The master developer is New York-based JVP Management.

“Our vision for The Mix is to create a community that embraces the diversity of Frisco,” JVP’s Tim Campbell, head of The Mix, said in a statement. “At The Mix, you’ll enjoy and interact with a mosaic of thoughtful architecture and vibrant green open space. We want every view to be a beautiful one.”

The 28-acre first phase of The Mix will break ground in Dec. 22 on the northern end of the site and is expected to be completed in 2026.

The first phase will include a 40,000-square-foot grocer and 60,000 square feet of other retail as well as some housing and a 120,000-square-foot medical office building with a garage, Campbell said in an interview. The developer is in the process of signing a lease with a grocer that Campbell declined to name.

The project will include a mix of rental and for-sale housing, including townhomes, high-rises and apartments.

“There will be some of everything,” Campbell said. “We’ve really challenged our designers to create something with the residential that’s different from everything else that’s in North Texas.”

The medical office space was inspired by the big health care market in Frisco, which has attracted big employers such as Scottish Rite for Children and Baylor Scott & White. Many medical groups are looking to expand, Campbell said.

Campbell said he wants the community to be a destination, with a retail corridor that will run along the park and offices. Plans include a 400- to 450-room business hotel and a 200-room boutique hotel.

As for the office space, Campbell said, “we’d like to get some headquarters here, get large tenants and bring new jobs, high-paying jobs to Frisco.”

The community will have 20 acres of open green space. It will be built around a 9-acre central park designed by OJB, the landscape firm behind Klyde Warren Park in downtown Dallas. The park will have a performance pavilion, playgrounds, promenades and a pond. Three acres of the park will be delivered in the first phase.

Dallas-based StreetLights Residential develops “new urbanist” apartment homes and mixed-use developments. It has worked on almost 13,000 apartments in 19 cities across six states.

“Our team has taken great care to craft unique experiences and tastefully designed buildings that will allow residents to navigate more approachable neighborhood blocks and create moments of discovery within an urban fabric,” said Greg Coutant, vice president of development for StreetLights Residential.

In addition to OJB and StreetLights, the development team includes master-plan architects Torti Gallas + Partners and CallisonRTKL; planning and design engineering firm Kimley-Horn; retail real estate firm The Retail Connection; and JLL for office and medical space.

“We admire what Frisco leaders have achieved and their vision for the future. We’re all excited to make The Mix a reality and an integral part of the incredible community of Frisco,” said Campbell.

The Frisco Planning and Zoning Commission approved a conveyance plat for the property in October. Development on the site has been stalled since 2017 while marquee projects were built nearby, including The Star, the home of the Dallas Cowboys.

A previous Atlanta-based development team incorporated the land in 2013 and broke ground on a $2 billion development in 2014. The project ran into delays and finally ground to a halt in 2017, leaving behind half-finished buildings on Lebanon Road and a huge hole in the ground. The 6.8-acre hole will be filled as part of the project’s second phase, Campbell said.

The previous developers declared bankruptcy in August 2020, represented in the court filing by developer Stan Thomas, who claimed lender Gamma Real Estate defrauded him.

JVP and Torti Gallas + Partners presented a development proposal November 2021 at a joint meeting with Frisco’s City Council and Planning and Zoning Commission, Community Impact reported.
