Florida buyer takes big distribution building in Southern Dallas

Refrigerated warehouse near I-20 opened this year.

A Florida-based logistics property operator has snapped up a huge warehouse in southern Dallas County.

The 994,000-square-foot distribution hub is south of Interstate 20 at 4450 Logistics Drive.

Completed this year, the more than $52 million building was a project of Atlanta-based Core5 Industrial Center.

Architect Ware Malcomb designed the building, which was described in filings with the state as a “new industrial warehouse that includes freezer/cooler cold storage, dry warehouse and office spaces.”

The big industrial building just sold to Miami-based Scout Cold Logistics — a company that owns and operates refrigerated warehouses in markets across the country. Scout Cold Logistics already has North Texas buildings in Lancaster and North Fort Worth.

The new Dallas purchase was funded with a loan from Bank of America.

Most of the building is occupied by Illinois-based KeHe Distributors, a company that provides products to area grocers.

The building is in the 88-acre Core 5 Logistics Center at Bonnie View Road near the Lancaster city limits.

Demand for refrigerated warehouse buildings has soared in the last few years as food deliveries and purchases grew during the pandemic.
