When Austin-based JuiceLand opens its newest location in West Dallas in late-August, it likely won't resemble its original "divey juice shack" near Barton Springs. It will, however, solidify the area's reputation as an unofficial incubator for Austin exports.

JuiceLand joins the Sylvan Thirty development alongside buzzy taco spot Tacodeli and modern coffee shop Houndstooth Coffee, both of which originated in the Texas capital.

What about this up and coming foodie district attracts Austin-based entrepreneurs? Brent Jackson, president of Oaxaca Interests and developer of Sylvan Thirty, says while he is not strategically targeting these types of businesses, the environment resembles a home away from home.

"We are seeing a lot of interest from Austin tenants, and it appears the interest is primarily coming from those looking to open their first Dallas location," Jackson says. "Tenants sometimes look for [a place] with a familiar atmosphere."

Another potential reason: Business owners from outside Big D "don't seem to have any misperception of Oak Cliff/West Dallas area that other Dallas tenants seems to have," he says. "It really sort of happened organically."

JuiceLand, which is expected to open Aug. 29, specializes in fresh-pressed juices, smoothies, and juice cleanses as well as healthy bites like soba noodles and salads. (Its location in Austin's Hyde Park neighborhood also doubles as a record shop.) Since its founding in 2011, JuiceLand has grown to nearly 20 locations in Austin, Brooklyn, Houston and now Dallas. It was also named among the best juice bars by Food and Wine magazine.
