Hybrid work compels Liberty Mutual to reimagine Plano campus

The insurance firm is working to reduce its unused space not only in North Texas, but across the country.

It’s been nearly a decade since Liberty Mutual Insurance announced plans to bring thousands of workers to North Texas with the addition of a Plano campus.

The built-to-suit campus in Legacy West was finished in 2017, with employees moving in by early 2018. But the Boston-based insurance giant never fully occupied its space.

In 2020, the company eyed leasing as much as a quarter of the space at its two-tower, 1 million-square-foot campus at 7900 Windrose. Now, Liberty Mutual may choose to inhabit half of its space.

That’s related to hybrid work. Even before the COVID-19 pandemic, Liberty Mutual began offering flexible work arrangements to employees. That endures today.

The approach is not specific to Plano. A company spokesperson said the company regularly assesses its real estate portfolio business and workplace needs.

“We are fully embracing a hybrid work environment which has resulted in an increase in excess office space across several locations,” said the spokesperson in an email. “To decrease costs and improve competitiveness, we explore opportunities to reduce unused space while maintaining what we need.”

Liberty Mutual, which owns its Plano campus located at Dallas North Tollway and State Highway 121, already leases space to investment heavyweight Vanguard.

KDC developed the property, with Dallas-based Omniplan guiding design.
