Developer looks to transform AT&T housing into apartments in Irving

A former corporate dormitory may have new life if updated zoning is approved.

Alpine Start Development will seek to rezone and redevelop AT&T corporate dormitories into a new apartment offering in Irving.

The firm, based in Dallas, has received the blessing from the current land owner, listed as Southwestern Bell Telephone Company in city filings.

A missive featuring the logo of Dallas-based AT&T Inc. gave its consent to Irving’s Planning and Zoning Commission to consider Alpine Start’s zoning request for the nearly 14-acre site.

First zoned in 1988, the 6201 Colwell Blvd. site features what was once the dormitory portion of an advanced education center for the telecommunications company with hundreds of units averaging about 505 square feet. When first developed, the now-vacant project had a reception building, a recreation building, a pool, tennis courts and a basketball court.

If the zoning change is approved, Alpine Start will aim to redevelop the dorms into 248 apartments by combining units, along with other updates. The apartments, spread across 12 buildings, would consist of one- and two-bedroom units.

The firm plans to add, keep or refurbish existing amenities such as the clubhouse, pool, basketball court, dog park, tennis court and open space areas and expand the number of parking spaces.

EDI International is listed as the architect for the potential adaptive-reuse project.

It’s slated for approval by both Irving’s Planning and Zoning Commission and City Council.

Alpine Start has two apartment communities under construction, in Celina and Saginaw, along with a Grand Prairie project that features single-family homes and townhomes with apartments.
