More than 1,000 apartments slated for first phase of Frisco multi-use project

Zarky Development LLC has more hammered out for its future project.

Frisco’s Planning & Zoning Commission will review the site plan for a project once zoned to hold up to 4,000 apartments, offices and retail across millions of square feet of development.

Dallas-based Zarky Development LLC is behind the project located at the southwest corner of Dallas Parkway and Main Street in the Denton County section of the city.

The city approved a development agreement with Zarky last year. The project previously scored zoning for the site to include up to 4,000 apartments in 2009.

Plans for the first phase of the new project, with three buildings, has 1,039 apartment units plus ground-floor retail in one of the buildings.

The latest site plans show the initial scope of the project consists of two residential buildings and one mixed-use building, with several other developable lots within the acreage left untouched. All buildings feature structured parking.

The plans revealed one residential building will include 300 units across its five floors, while the second is one story taller with 343 units.

The mixed-use building, rising eight stories, will also include residential units, along with retail. The tallest of the proposed buildings will consist of 396 units.

The phase tallies more than 1.1 million square feet and 1,039 residential units with a range of studios and one-, two- and three-bedroom spaces.

The development will have open space throughout with a prominent pond area.

Engineering firm Kimley Horn and WDG Architecture are also working on the development.

The site plan, along with Zarky’s open space plan, are recommended for approval by the P&Z Commission at its Tuesday evening meeting.
